What is the PDF condition receipt
The PDF condition receipt is a downloadable document that contains the full condition report for a stay. It is designed to be shared with insurance companies, rental platforms, and guests as official documentation.
Downloading the PDF
- Go to Reports in the sidebar.
- Open the report you want to download.
- Click Download PDF.
- The file downloads to your device.
The PDF filename includes the property name, guest name, and date for easy filing.
What is included in the PDF
The PDF contains:
- Cover page — property name, address, guest name, stay dates
- Guest acknowledgment — confirmation that the guest accepted house rules, with timestamp
- Consent record — proof that the guest consented to photo documentation
- Room-by-room sections — for each room:
- Baseline photos (uploaded by host)
- Check-in photos (uploaded by guest)
- Checkout photos (uploaded by guest, if completed)
- Any flagged issues with descriptions
- Timestamps — every photo and action is timestamped in the property's timezone
- Report metadata — report ID, generation date, seal status
Using the PDF for disputes
The PDF condition receipt is useful for:
- Rental platform disputes — submit it as evidence on Airbnb, Booking.com, VRBO, etc.
- Security deposit claims — show before and after conditions with timestamps
- Insurance claims — provide documented evidence of damage
- Legal proceedings — the sealed report with timestamps serves as a reliable record
